This is very easy, you can google it but the answer will be more or less the same.Ohio , Indiana , Alabama , Missouri and MichiganFor cap rate as long as it's cheap enough usually it's well above 6%.

there are markets though were deposits are regulated more or more sternly Chicago comes to mind.but where most of my C D units were Mississippi Alabama etc.. the tenants were very rough on the units they knew we knew it they rarely asked for their deposit back..
