I personally don't like pay too much attention to ProForma as I can't predict the future so I usually just like to know if cash flow is good AND more importantly if I'm financing, if the DSCR (debt service coverage ratio) is high enough to safely qualify for financing (usually above 1.2).

Usually mold is caused by moisture getting trapped and not being ventilated out of a space.

They have never had a problem buying it with a new retail lender.I would say the seller not profit is correct but the lender will usually pay them a $1500-$3000 Seller Incentive on the HUD.I like your definition of: "buying a property for less than the amount owing"Most investors MISTAKENLY say that a short sale is selling/buying a house: "when the loan is more than the house is worth"

Is this Lennar home similar to the homes in the neighborhood built by Highland and Perry which have better reputations but Lennar is usually for first time home owners because of affordability.
