Their wind coverage is terrible, they are just brokers for that coverage

I do not resent paying PM fees if they are doing a good job, but my last PM did terrible and so far my new PM is doing terrible.  

If there is a recession or correction in 2023 (who knows, but it's possible), those who are terribly overleveraged will be either dumping properties for a loss or bankrupt.

That’s a terrible return on your investment.

I appreciate anyone who is trying to do business but how do we know if they are any good....until we are 1/2 way through and then it might be too late to switch if they are terrible.  

The photos on the listing were terrible but we could tell there was potential.

I took some time to research and found two things that the public does not understand (and the gov does a terrible job communicating).We had a major post-covid re-assessment, but contrary popular belief, the total sum collected did NOT go up last year, taxation just got redistributed according to adjusted home values, both up and down. 

That's a terrible ROI in terms of cash flow. 

It would be a terrible situation to be in the middle of building an ADU just to have your HELOC frozen and no funds to continue building.
