I was going to buy my first rental here in Houston, TX, I was going to put 20% plus pay closing cost on a 94K ranch style property, I'm about to put 30K to acquire this, I think this is excessive, I'm doing something wrong, anybody can tell me what I'm doing wrong?

The taxes I can understand depending on a personal situation..I do agree that I think I prefer the style of cash flow rentals but in my area it seems like flips are just far easier to find.. 

However, if you personally like the style and get it at a good enough price, just enjoy it and you'll probably be able to sell it in the future if you price it right.

It's an opportunity for a listing agent to show you how knowledgeable they are.Some of the decisions you can make by keeping it to simple, timeless styles (white, hardwood, etc).

The Sherriff sale guru, Marc Shelby is a member and he use to teach it but I don’t know if he still does.

Also forgot to add, as an exercise on the 1 or 2 day, they "teach" you how to raise our credit limit for "investing purposes".

They spoke about their training system will teach you how to invest, i think at the end of the webinar for more info you would call them back and they would review their programs which cost a couple grand  

Just look in the neighborhood and run through the similar size, bed/bath, acreage, style, etc. and then narrow that down a bit with only deals closed in the last 6 months to a year.

It has a large teaching hospital as well. 

I always had a different approach and it was a more "do it yourself because no one wants to teach you" approach.
