Then sold the condo and did a HELOC on my new house hacked and did a BRRR out of state, where I made an extra $60K on top of money actually out of my pocket and bought another property with a 50/50 split with a business partner. 

Does contractor expect his partner to put up more than 50% cash with 50/50 partnership?

One strong word of caution:  your property taxes will reset at some point after you buy this property.

Lender's typically offer the best terms when they can secure a senior/first position lien.It may be more beneficial to find a partner, instead of a lender, who can help fund your acquisitions.
