I can understand their concern, but I know people have done this.

You also need to understand what the current zoning is and and current development value.

I understand doing an initial BRRRR on a low cost property so my subsequent information is something to ponder possibly only for future consideration.  

However, from discussions with banks on about similar topics, I would say yes it is possible.My understanding is that you both would have to use the property as your primary residence, and you both would have to apply together on the loan application.  

Trying to understand the market in Lee County and how it is reacting to this crisis.

Agree with @Corby Goade, Understand their 'why' and be as open as possible.

First, understand the local real estate market, including housing prices, rental yields, property taxes, etc.
