Your property needs to have possibilities, by that I mean room to grow, say a patio graden, it needs character, charm, style, this needs to be in the bones and design, IMO as you can rehab and update as the market changes over time.

That is to say if the contractor jacks up the floor to even it out, you may have to re-hang doors so the close properly and you may even gain some wall cracks.If it isn't a problem, then put together a reserve of cash for when it becomes a problem.The one thing that will be of most value to you is to be sure you have "code upgrade" features on your homeowners policy so that when you make a claim on say a roof with hail damage, the upgrade to pass inspection is also covered by your policy and you aren't left on the hook.Would also be good for you to learn how to do some of these repairs yourself.
