Those that lend the money with solid underwriting are in the best position.You will want to make sure you protect yourself, your money and your reputation so take caution when trying to find the right person for your loan. 

There are a few however most reputable and quality contractors aren't going to look at several properties a week and give detailed bids on that many properties just so that you can decide if you want to put in a bid to purchase. 

I’m trying to balance that they are large and reputable with the fact that they are operating in an unusual fashion.  

Its agents like this that give everyone else a bad reputation.

 They think they just need to earn their pay, and then they’re fine because they don’t care about their reputation.

Look for a reputable lender to do business with that had tiers you can move up into as you build experience.

I do plan on seeking out a reputable and QUALIFIED QI when we start this process.

Once you gain that reputation and prove yourself then referrals will start coming in but you need get to that point first.
