Multi-family is trickier and more involved than SFH units anyway, and then you have the added stress of it being very far away and not connected to public utilities.

In the future, I will probably set up an LLC and use that to hold these, which would reduce the audit risk (even though it is the same business and form over substance) and then elect S corp taxation so not all of it will be passed through as social security/Medicare wages.

Depending on your personality, that may cause some stress.I would also point out that you have 2 huge advantages in the flipping game: access to cheap money (your own) and reduced realtor fees (as your own realtor).

Put new HVAC system in, carpet paint etc....I also protested the taxes based on my purchase price, and the market appraisal the bank required and was successful in reducing it ~$20K (only a $65K property on the rolls anyway)my tenant of 2 years just moved out, and i stoped by to check out the property.

Many companies never touch these external buildings in an effort to reduce cost, but the TN Landlord Law is clear stating that the owner must maintain the entire lot, which includes fences and external buildings such as storage sheds.

If it's not then perhaps you continue on your current course and maybe look at pulling out some equity after inputting those costs and reduced income and assessing those results.Two additional thoughts.
