I was born at Tinker Air Force Base and still have family in OKC...I love visiting as often as possible (especially if I can catch a Sooner Football Game while I am there).

I have many rentals and if I send you my schedule E, you'll see it shows that rentals cost more than just PITI to own, sad, but true.2) If you just "ride it out" for 3 years, and then add back your maintenance and replacement later, and don't think of it as part of your rental, you don't really have the $1,000 cash flow "ROI" that you speak of, but you'll come out ok, most likely.3) Assuming you're an aging "boomer" as I am, or as you stated, at least headed for retirement, you probably made a good move, as if it's a desirable retirement destination for boomers with money, the competition for houses in that area would likely grow, so you may have been wise to lock something in now.It's hot over there, don't forget to get the air conditioning serviced regularly - hopefully you've got someplace cool to go in August.Joffrey Long

You're probably not dealing with "accredited investors" (a IRS term, google if for specific requirements) or even "sophisticated investors" (a less well defined term.)

But once in a while a major bill occurs like a new air conditioner, roof, or a ugly and lengthly eviction.Also realize the rent you charge is the factor you have the least control of.

Look at the details, how big is the lot, how old is the house, what are the finishes on floors, cabinets, countertops, appliances, does the house have air conditioning (many don't).

I don't see any issues with it.Just check with the building/planning department that there are no laws against prolonged vacancies, but I really don't think that would be an issue since you have a city certification saying it's a multi unit.Just be sure to pull permits on all the work you are doing, so that city inspectors don't have issues with the work completed.
