It's going to be a money soak and large loss because it seems like the principal wants to outsource eyes, ears, and skills and is willing to pay someone else to bring their own people which costs 2-4x as much as having some of your subs and eyes on the job.If I had other pressing business concerns, I would sell all of the properties in a portfolio sale, bank the money and repurpose it, and let someone else do it all.

I have used hard money as a sort of bridge to longer financing, for example to fix a place up and stabilize it then move to a 30 year fixed product, whether that be conventional or DSCR.I do not think hard money is a good long term option as it is expensive, and STR's are long term investments in my eyes.

(Doing your homework ahead of time will have another benefit in that it will make your possible sale/1031 exchange much more smooth if you don't have to fight the 45-day deadline to find new property)

But there are many other options that governments can take to incentivize productive behavior.

I just choose not to buy unnecessary products I feel like are price gouging. 

You need a sales process that addresses both if you want to be able to help both customers. 

No matter which product you pick, there is a learning curve.

The farm across the street from my BIL in rural MN is for sale. 220 aces for $1.9M (only $8,500/acre because it’s “forever” going to be farmland.

When I saw this one up for sale, I put in an offer at asking price before even having seen the home prior.
