I was planning on going in on a 3-5-acre plot of land in the North Georgia mountains near one of the many touristy vacation towns about an hour or two away from my home address.

I ran the numbers and without the festival influx and based off neighborhood comps and the previous few years STR data, I believe we will be able to be profitable in the slow months.

This is potential issue for me as I plan on going for off market deals as my area is very expensive and MLS deals won't be worth it.

We are splitting down payment and all the work (managing renovation and furnishing the condo, getting & managing renters, ongoing house keeping, repair, dealing w HOA, etc.).

If you need to capitalize your ever growing deal flow on an ongoing basis making the leap to launching a small fund to demonstrate that you can do it isn't a bad move especially when you are executing a strategy with smaller equity check sizes.There is no right answer on this stuff.

Get termites treated and purchase an ongoing service plan.

They work of commission so there’s no ongoing ‘fees’.
