Due to the nature of my invest in owner-occupied properties, I tend to move a lot.

I guess is just in my nature to be Pessimistic and careful.

When you’ve obtained a sufficient education of this type you won’t need to “take a how to course”; the money making strategies will appear as a natural outgrowth of your real estate knowledge and experience.

New flooring and paint through out, took down a wall to open the floorplan, painted kitchen cabinets, granite countertops and stainless appliances, full bathroom remodel x2 with natural stone shower enclosures and natural stone flooring.

Please, please, please don't take this in anything other than the inquisitive nature in which I'm writing it but do you think you would have faired as poorly if you were holding a handful of cash flowing rentals?

Any suggestions/tips about locating deals of this nature would be greatly appreciated, especially from those who have experience working in Florida.

If this is based on a natural flood, I'd be very cautious in deciding if this is a property you want to hold long term, and be aware of the insurance costs before purchasing.

I am a bit weary of doing a rehab for my first project but at the same time I do want to learn and take something of this nature head on.
