I have joined an investment club in Atlanta Georgia which is about 100 miles from where I live.I have attended meetings and I have met investors at this social club.The distance from the office in Atlanta, my job are temporary deterrents from my being able to achieve the possibilities the dreams I have.I have had set-backs in my life, 'who hasn't!!!

I try to find ones that have sold within the last 6 months and within a 1/2 mile of the property I'm considering.

So I am very familiar and comfortable with it.Quite recently, I moved about 20 miles east, to a somewhat more upscale town that is the suburb of the state's largest "city."  

What I usually get is an email misrepresenting the ARV and/or rehab estimate using comps from the good side of the tracks 2 miles away.I would guess that a good wholesaler is worth their weight in gold.  

My guys will tend to go the extra mile for me and appreciate the steady stream of business.
