The market and area is very solid, all major and minor appliances are no more than 5 years old.

The vast majority have little or no idea on the tax and other implications of investing and their standard answer is "invest and you will make great returns". 

@Keivan Darius I second @Kim Meredith Hamptons recommendation about NARPM, hiring a PM who is not NARPM credentialed is asking for major trouble.

Go to the local building and safety department and bring the address & APN of the Property.

I see a correcting and major crime heading towards Sacramento and greater Sacramento county very soon!

@Wilson Lee I'm not looking to buy anything that needs major work for my first property, so a contractor wasn't on my radar.

There has been a dramatic increase in listings, but if you keep your rental nice and kind of unique/stylish, it's likely not a bad investment idea.The city/region has a major issue right now regarding hotel/short-term rental availability.

They weighted in three major categories:Emotional and physical well beingIncome and employmentCommunity and environmentI think these lists have value as cities try to attract businesses and residents.

If the police department gets enough complaints, especially if these complaints go high enough up the chain of command, you WILL see some action taken. 

ha.Tenants said they weren't home, and a neighbor had called the fire department and put it out.Tenant sent pictures, and for a fire, that damage was not too bad, damaged some vinyl siding etc.So, obviously since the tenant was not there, I am thinking it must of been some electrical issue.
