For 99% of users though this stuff doesn't matter.I've done a lot of that work and have a bunch of saved e-mails and solutions specifically that help with real estate so if you go that route let me know and I can share that stuff with you.

If you really want to get the deal, you're better off to make your offer $5000 less to cover the "what-ifs" and make a strong offer with no contingencies and a big e-m check.
