You're not a hard money lender (unless you are actually/legally one, then if you are I appologize). 

If you have enough room, it's always great to have one extra amenity that not many other properties offer.

Being in a commercial shop right out of school means you'll be thrown into an environment that offers a lot of upwards growth & mobility.

I know a developer that has successfully gone full cycle using the San Diego ADU law that allows max AduS to legal existing space likely over 10 times.  

There's all kinds of legal advice in here from nonlawyers but none of it matters if you need to initiate legal proceedings.
