It turns out, the house failed the Florida mandated four-pointe inspection for three reasons, double-taps in the electric panel, corroded water pipe at the water heater and a leak in the roof.  

Looking for some feedback on planned next steps and how best to execute on them.I currently have 2 rental properties and am looking to acquire a third through the HomeReady plan in Chicago as my first house-hack and first multifamily (2-3 flat).

Am also having a solar contractor looking at putting up panels, with the hope that once the solar loan is paid off, we'd be getting a large amount of our heating for free (solar runs heat pumps which heats the building.)  

I recently bought a 2-flat with a large basement that I am considering turning to a legal unit.

Check all the details: electric service panel labeled, reset garage keypad, etc.

There is a dysfunctional heating system, broken and missing radiators, knob and tube wiring going to A panel with  fuses instead of circuit  breakers, and all of the bathrooms and the kitchen are got job.

I don't care for Florida personally at all.. too hot and humid for year round living and too flat to many bugs etc.. we do a lot of work in Charleston SC I love that city and we are starting up in Charlotte as well.. the east side of the mountains look pretty cool in the Carolinas Asheville Greenville etc.. have not spent time there.. 

My question is should I take the $2,100 first, last and security deposit and see if she makes good on the rent or flat out reject her due to lack of income?
