After quite extensive research for different paths as to how to get there, I've landed on multi-family investing as the best vehicle to great wealth for us to do so.In the past few months I've read several books, attended online trainings, met with some prominent syndicators, and ventured into a few local meet ups and have met some really great, helpful people.

Based on our research and reading extensively into our contract, we're responsible for any odors/plumbing issues emanating from within the unit, but the unit itself is in perfect condition; it's only two years old and they haven't brought up a single issue in the couple months they've been there.

Might be something to talk to your insurance agent about.Inherited tenants have been my biggest source of headaches but based on what you’ve described and the situation we’re currently in with COVID and evictions (an extension of the moratorium would not at all be surprising at this point), I’d probably lean toward keeping them as well.If you were able to get their rental application as part of your due diligence then you might do some quick checks to see if you’d approve them now.

Same math - cap, cash flow, ROE.Commercial assets such as gas stations, fast food, etc.. are a different game and require an extension of effort.
