Using 17 comparable transactions from November 2020 to present day, which  a include a neighboring city with (ballpark) similar price correlations, the price per buildable square foot was $116.I advocate that because the Pandemic was by definition a Black Swan event, and that particular market has proven to be resilient despite rate hikes, with condominiums gaining an excess of 13% year over year , that it would be more accurate to use in comparables only transactions that took place over the last year, leaving 7 of their original 17.

The cost for vendors to travel that far would be excessive to the owners and result in a whole new set of vendors that you don't get a chance to interact with often, again resulting in either higher cost or poor service.

Usually I would rather own a sfh than a condo, but in this area I suspect a high rise would weather a hurricane better than a standalone sfh. 400k price point on a condo that has gross revenue projection of 50k seems excessive though

There are annual contribution limits to both a Traditional and Roth IRA.Furthermore, a traditional IRA can have both a deductible / non-deductible component(You would need to keep track of your basis in the non-deductible component).I personally do not like to invest directly in real estate through a retirement account.The issues you will potentially have are1) If you have to have excess funds within the retirement account for items such as improvements, tenant turnovers.
