And his personality that you describe is just another reason why you shouldn't continue to allow him to improve the house nor let future tenants ever do improvements.While it sounds great and like some sort of freebie, it sets you up for possible trouble.

It is rare I will ever go lower on an occupied house.

I’m Leaning toward the helo because I can get  fixed rate for up to 60% LTV for 20 years and keep the 3% primary loan as a safeguard against falling rents, if that ever occurs. 

I'm just trying to get a better feel for whether it is ever a good idea.

@Melissa Harris I'd stick with your plan to use an FHA loan for a multi-family—this is how I did my first deal and it's one of the better decisions I've ever made.

Analyzing deals now as if you're going to buy now will make you feel comfortable and confident in moving forward when the time is right for you.I'm at RE/MAX Equity on Center St. here in Provo so don't hesitate to pay us a visit if you ever have a question about investing.

Really you need to make sure you have bills in your name and postage sent to that house and there is not much a lender will do to argue where you live if they ever were to care.
