My idea would be to put the word out in my community that any random person who brought me a lead, I would pay a fee to IF I closed.My community is fairly small and word of mouth travels really, really fast here.

In order to avoid any Fair Housing issues, this really should come down to what do your published screening requirements state about a bankruptcy (in addition to credit, income, criminal record, etc)?

NOW, as a buyer, I can understand how helpful it is for me to have the TDS before I pay to have any inspections completed, because anything on the TDS related, for example, to a past roof leak could be looked at during roof inspection, or related to a past fungal/dry rot issue could be looked at by pest inspection to ensure the past repairs held through time.

If the real estate is then distributed in-kind from the self-directed IRA to the IRA participant, a fair market valuation/appraisal is required, with taxes due based on the value of the property at time of the distribution.
