If they say OK then you are good to go, if they say no then they will no doubt point out all the risks that you may not see.I am not trying to put down your efforts just to share with you, from many years of experience, that investing other people's money is fraught with danger.

If you financed this purchase, I doubt any lender would have allowed this to close without the rights being spelled out and not subject to the other owners whims.

I doubt if it will keep foreign money out of the country.

So to sum up, I have no doubt your time is worth that incredible number, but it represents a foundation you have spent years building.

I doubt those fees would have been financed, but it really doesn't matter....if those are fees you were liable for, then they're still yours to pay.

No doubt your sourcing from multiple persons... ( all buyers do )  your contractor may be good today and may move to Atlanta tomorrow etc etc.

I seriously doubt other lenders could have gotten that done.  

They could, certainly, with a big enough crash, but it's doubtful.

Doubts that are keeping me from pulling the trigger.

Even if there are significant fees and back payments owed, I doubt there is enough meat in this deal to profit.The low amount outstanding makes me think this may be a second position note.
