As for my criteria in looking at locations for investments I look at potential growth in the market, jobs, demographics, rental income (I prefer cash on cash), age of potential renters, rent vs. own, crime, etc.

I spent 3 days seeing neighborhoods, getting a feel for which agent I was more comfortable with, getting a feel of the people and seeing what best matched my demographic (Section 8, HUD, Students, "hipster", where the restaurants and bars are,  etc).

Schools, downtowns, hospitals etc.Can you figure out what the prevalent demographic is in your area, seniors, millennials, students or iron workers, cater to the market.
