Guesty customer service is too poor and integration with Vrbo is too glitchy.unfortunately there isn’t a way to just sync calendars and prices anymore either

I told her she is my first call , and it will be about 2 weeks 2% is a risky strategy imo, if she takes 1% and gives 1% to the other agent your house might not get shown, that’s not right but it is the way the world works, don’t know if I’d chance it, might do 3% with her agreeing to give 2% to the other agent.

The 1% rule was invented during the early 2010's when you could scoop properties up cheap and now it's not a strategy or rule that applies in many places.

I think many investors are going around that rule in Baltimore City, so I assume they are doing it in other counties.Not trying to pick on you as you are 110% correct and understand you are just reporting the facts on the ground, just I think the logic about this, about “off market” deals is kind of off, like there are plenty of ways to make money skirting the rules, taking advantage of old people etc, and there are more profitable ways than real estate to do that, at that point your not really a real estate investor, your just someone making money not playing by the rules of your competition and taking advantage of people, which to me shouldn’t be considered “a real estate strategy”

If the property is posted on a fsbo website & Zillow if I was to wholesale for more than what the asking price is on those sites will every cash buyer shoot me down when I shop it even though there’s still plenty of equity available for a fix & flip or to buy & hold or whatever other strategy they may want to use???

I was wondering if when I buy a property at the auction and the right of redemption period is let's say 6 months can I sell the property once I have finished my renovations (fix and flip exit strategy) or do I have to wait until I am in full possession of the property after the redemption period has ended in order to transfer the deed?
