However pending the condition of park owned mobile homes and existing pads/utilities I think this has a lot of upside due to location and a growing city.

Maybe not.As @John Thedford mentioned, it's quite common to include a similar "terminate on sale" clause in leases.

@Emerson Palame I dont have any experiance with painting flips myself but from what I have heard buying one color that you can use in not only all the common areas (living room, kitchen, hallways) in this current flip but any other flips in the near future.
