I strongly disagree with some of the comments above, even if you intend to do reach an agreement with your tenant, you have to show them you're willing to do whatever it takes, even if that means going to court.

There isn't enough info to comment on the quality of the asset, but your financing adds lots of complexity, which isn't bad per se, as long as you understand how putting no money down impacts your plan.
