I think what might add some context to my hesitation to jump into all of this is the fact that I am 7 mos pregnant with our first child and he also has another business that is not thriving yet - so all the unknowns of the expenses of those things make me want to be fairly conservative and be as bulletproof as possible when we do pull the trigger!

Check with the IRS and see if outgrowing a 1 bedroom condo with a new baby & other child can exempt the gain in less than 2 years if you need to move.

By year 3 we should be able to buy a nice duplex that will be our close to forever home so we can still continue to house hack but we’ll be settled in time before our first child starts kindergarten
