You should know when the lease starts, when it ends, rent rate, deposit amount, and other terms.I also recommend you get an estoppel certificate. 

Since then, the taxes have not been paid and there is a tax certificate against it ($4933.51 owed). 

The city requires the seller to pay for and setup the certificate of occupancy inspection.

If all you need is a WI weatherization certificate, the system is a joke.

Be listed as an additional insured and also a certificate holder.

Oh wait,  I went to college and law school also,  AND I have the added education from the Appraisal Institute and certification from the state of California to testify as an EXPERT witness in real estate valuation matters! 

This is somewhat area dependent, as some plumbers do work on boilers, but they split plumbers from HVAC contractors a while ago in my area and now you need a boiler certification to even move a radiator.

A friend and I jumped into this and bought 5 tax certificates (NOT the adjudicated sales deeds), all at 100% ownership interest, 1 vacant lot in Hollygrove that is on a nice block, and 4 houses, all of which from the outside look to be in good condition.

And you will need an under-construction Elevation Certificate (EC) that your builder or surveyor can fill in based on drawings, and then you have a year to build. 

The Title company would like to see my certificate of existence, and possibly articles of organization and our operating agreement.
