Or you can go through a private money lender or seller financing, maybe the seller is retired and doesn't need a lump sum of several hundred thousand dollars, but wants a steady check without having to do any work or manage anything or anyone,  for this option you can try negotiating seller financing where they carry the note and you pay them as you would a bank.

Why bother,, just disclose to tenant that the service is hooked up to their meter and give them a monthly discount towards the rent.. or keep the electric service in your name for that unit and charge like a hundred buck a month more for rent..

My concern with renting is we put nicer materials in the property than we would have wanted if we were going to rent.IT has new hardwood floors cabinets etc.

I'm not saying you can't find something on the MLS...but you'll look at a hundred, or more, houses probably before you find one that works.
