I think insurance will want you to replace the electrical, and if you're in Florida, they make you change the hot water heaters if they're older than 15 years.You're buying on pro forma, but you're borrowing on actuals.

Well, most of the time (maybe all of the time) you're buying HUD houses "as-is" and you're not really using the presumed condition of the plumbing as a bargaining chip.

Often times, they are renting until the can buy something whereas B class tenants are often renters for life.

The best advice is don't buy STR's...

If your LLCs do not file their own tax return and all of the activity of the property is reported on your personal tax return then you can sell as the LLC and buy as yourself.

Does anyone have a template to use to create a P&S doc when you're buying a property subject to?

There is also no open house for this property, I would have to buy it sight unseen. 

I focus on buy and hold, and currently own three rental properties in Albany so far.
