You will have costs, annual dues for NAR, WRA, and local board will be $1,500, Plus first year application fees could be $200-$500 up front, then $30-$60/month for MLS access, and depending on the office you work for, you will do a split, 50/50, or 60/40 to start, or you will keep commission and pay a monthly Desk Fee, plus pay your advertising, this could easily cost $1,500+ a month, so you gota hustle. it is doable on the cheaper end, and may be worth it, but i really suggest planning to sell for a while, and dont plan to make anything, bust your butt, and hemorrhage money for the first 6 month to a year while you learn.

Plug in the target rate of return as the Rate and the number of payments (remaining if needed - I am going to use a full term for ease of example following) and the Net Payment (no Service Fee)=PV(12%/12,360,-$699.21,0,.1) = $67,976.47 For the NPV the "Hurdle Rate" in the formula will be the desired return target.

In fairness, it's not all greed that does it-these projects sometimes take years from concept to execution, and it's tough to pull the plug when you reach a certain point.
