Furnish it with decent furniture from Cost Plus or Pier 1, and furnish glasses and dishes and pot/pans etc, then try for a family who is transferring in or an upscale or corporate type.

Everyone who owns an older home has dragged all the soggy belongings (furniture, appliances, clothes, toys, knickknacks, etc.) out to the streets which are covered in mud, and there are downed trees, fences, pool cages, boats on front lawns, a major mess.

I used these on hard surface floors and have been glad I did (they get beat up but the floor underneath is preserved).I also advise tenants on having a rug/ pad/ protector under any sharp furniture legs and to look out for gravel stuck in your boot, etc.An added benefit: on the turnaround you just sweep/vacuum and damp dust/swiffer the floor and it is ready for the next tenant (provided it did not get damaged).

I should add that an agent who fits all of the above criteria I defined will ALSO have a vendor list of lenders, inspectors,  handymen, cleaners, flooring guys, furniture stores, etc., etc. so you can start building your team immediately.
