You should have received all of the paperwork that the previous owner had on this tenant, including the move in checklist that shows what damages were there before the current tenant moved in.

Or do I just do a sale contract stating I will provide clear title when I receive the funds, then obtain the title when I pay off the original owner?

The additional income received from rent would pay for the mortgage.
