When I’ve run my numbers on single family vs a duplex for say 70-90k in Cleveland with these extra costs I find the cash flow numbers are basically the same.

Then you can pull all your cash (purchase + repairs) out of it and have a rental for basically "0" down. 

However, it doesn't allow me to easily point a tenant to a link, fill in some basic info (credit, move in date, etc.) information and request a showing time.
