All, you need to understand the concept of "Offmarket deals" first.And I see SOOOOO many make this mistake.Everyone rushes into a frenzy when they see the words "Off-market".

@Elvin William you should be able to figure that out yourself by using Zillow to analyze for sale & rental prices.Zillow also has a feature that allows you to export a report of all the average sales prices for each zip code.

Over the past three years, I’ve been using most of the major off-market techniques.Of all the methods, texting has been a double-edged sword.

We're able to crank out mods regardless of weather, have all of our inspections scheduled like clockwork, and control the timing of production with the site work. 

In the end, it all depends on your goals and risk tolerance.

Currently all of our older locations have been 100% full for about 3 to 7 years.

I include all of that in my person to person training.
