I agree that it is frustrating when things don't get fixed properly from both a landlord and tenant perspective. 

Can you afford to pay the extra both for the mortgage and taxes? 

Many high-end home sellers may be forced to reduce prices as millennials are actively increasing demand for more affordable housing, making opportunities for investors very lucrative within the entry-level home category.

If they can not afford market rent I do not want them as a tenant and hope they do leave.

Explain to them if they can't afford the rent, then they need to find a new place to live. 

With mobility on the rise and affordability getting worse, renters and homebuyers are frequently finding themselves living in tighter quarters than they’d like.

I dare say, Ikea has some pretty good looking, affordable stuff and it's usually in stock. 

If I could not attend a first time buyer's inspection on an iffy house I would most likely trade in a favor for another agent to be there, for questions for my buyer's, or to give me feedback...our market's "first time homes" are getting higher and higher priced = lesser and lesser affordable homes... fully believe it's our fiduciary responsiblity to help our clients in foreign territory!

My biggest frustration is lack of personal accountability.   

Then you can begin to assess the tax treatment afforded those rights.
