Different roller coasters entirely, nothing tying them together, no central nexus of guidelines, no homogeneity of product (the terms/conditions of jumbo 30 year fixed can also vary).I see ballpark that same spread when I check with different jumbo end lenders -- invariably, the hyper low rate lender has the most stringent guidelines and the ones in the high 4s or even low 5s (!!!)

I got the idea when my back was against the wall, my investor asked for their money back on the due date and not be reinvesting because they were buying a house, I was completely cash-poor because it was tied up in the construction of a property, and I hadn't refinanced out yet.

I realize perhaps I could buy the property and pay for the build myself, but then I would broke the cardinal rule of tying up my money in 1 deal.....
