We have consumer data where one of the fields is "occupation" being "realtor".

I argued it because when I had multiple plumbing and occupancy inspections and my walls were open and I didn't have tenants,  NONE of it was mentioned then.

They also need to understand that you will enforce that and charge late fees when they are due.The rental agreement should name all adult occupants (age 18 and above) on the lease as "jointly and severally liable".

On value add deals where you are stabilizing with some occupancy it is important to know the (going in cap rate).  

$120/night for a room in a suburb is not going to translate into the occupancy that you project.

One thing to keep in mind, most areas that allow ADUs require owner occupancy of one of the units.

I always try to see what happens if occupancy is less than expected, expenses are higher, how long the property would take to self-support (i.e. build reserves for capex through after-tax cash flow), etc.

Have owned it for 6 years and remodeled 5 of the units, new roof, full occupancy, in nice area - but just getting tired of being a landlord as my kids get older and require more attention.
