I've had an investor realtor tell me the arv on these all together should be a little over 300k and an appraiser tell me 270k. that was before I added a full bath and laundry to two of the units and found that the two where also listed at about 400 sq ft less and without huge finished attics with heat, windows and closets.

Possibly a little foundation work (it’s on blocks)new water heaterneeds central ac/heat installednew roof (fascia and all components included) new flooring possibly some subfloor replacement exterior siding work(paint some, replace some)some drywall work where there are some small and large holes in the ceiling and walls in a couple of spots. couple windows replaced because of broken glassall new doors (2 exterior 3 interior) new cabinets and counters in kitchennew bathroom sink+vanityThis is in South Mississippi and would be using cheaper materials because it’s in a lower class neighborhood.

Hoping to hear from others on a few of my options for the partially updated unit (radiator heat was replaced by ductless AC and new stainless fridge+stove/oven).A few improvement ideas in mind:- Add a dishwasher (requires replacing older, painted cabinets)- Replace existing granite kitchen countertop (cheaply installed w/ misaligned seams and rough cuts, traditional in style clashes with rest of home)- Plumb in-unit laundry hookups (requires sacrificing kitchen pantry closet.
