You say I am not going to take it because it has oil heat. 

I've had an investor realtor tell me the arv on these all together should be a little over 300k and an appraiser tell me 270k. that was before I added a full bath and laundry to two of the units and found that the two where also listed at about 400 sq ft less and without huge finished attics with heat, windows and closets.

It's an older home and we currently use in all units a gas boiler for heating, and window units for AC.

The market has definitely heated up across all segments. 

There are still a few big-ticket items (1 window needs to be replaced with double-pane, tub/shower replacement, & heating system installed), but everything is in pretty good, habitable shape.
