In terms of loans, due to high income, loans won't be an issue but since I already have a 40 hour a week job, it will put a restriction to how much I contribute in Real Estate.

In this case, I would recommend that you inform your tenants of the fact that payments made are pulled at 6 PM instead of the usual midnight closing so they should have funds available the day ahead going forward.

LTRs require finding tenants much less often, but they also have a large pool of possible residents that understand the process and a large buffet of online places to source them.
