A quick google search should get you an idea of what the $/sqft prices are in your area for commercial and storage

The agent and google specify $5k but with 3 acres to plant, it is hard to believe.

They are not traditional and if you end up with an individual lender that has not done one before, there is unfortunately an unreasonably high probability they won't get it done in time.Just do a Google search of credit unions and local / regional banks in your city.
