Many times seasoned developers know how to maximize the site or other nuances, that perhaps you are unaware of and so getting a full set of plans would be a waste of money.

@Rian AshHey Rian, To answer your question, there shouldn't be any issues during the refinance as long as your spouse qualifies for the property on his own, and there should be no seasoning regarding a rate and term refinance. 

The reality is that opendoor, zillow, etc are making some pretty poor purchase decisions, that a seasoned trustee sale investor wouldn't.
