Luckily my mother is a realtor and just a couple of weeks ago we came across a duplex that was off the market and was about to go into foreclosure.

I’m thrilled to announce that I just closed on my first investment property within one week of joining the BP community!

There are others but those are some of the more recent ones I have talked to (in the last couple weeks) that had the best offers.

It's in a rural town so I'm also worried that demand might not be as high as in more densely populated areas.I'm planning to call local banks this week to understand financing options and contact some contractors who might be interested in building additional units. 

I bought an LG TV a few weeks ago, was on the LG site, asked a question on the chat, and they offered 20% off without even asking (on top of the sales price).

So researching properties to buy doesn't count unless you actually buy something -- and this isn't Amazon where I'm randomly buying things on a weekly basis.  

Other risks, the contractor walking off the job, a storm hitting and delaying the project for weeks, someone breaking into the home and stealing stuff (which happened just the other day to a client of mine), a squatter, or drunk driver driving into the house (happened a lot at my old job as a firefighter lol).

This is especially important for when tenants go on vacation for a week and turn the heat off all the way off.

This equated out to around $480 to $500 coming out of our paychecks per bi weekly paycheck.
