"Buyer to receive $5000 credit at closing, Buyer agrees to replace subfloor with 3/4 plywood, mildew resistant and sound proof flooring insulator"Obvious labor is expensive, What are your thoughts on this.. the actual subfloor is fine but its in the contract to install new subfloor anywaywith the "replace subfloor", could I install new 3/4 plywood over the existing subfloor which technically i am replacing the subfloor or do i need to discard the old subfloor and install the 3/4 plywood??

Also there are weather issues with Indiana winters and pipes possibly freezing, thunderstorms and hail damage2) Knowing how long to hold onto a property, 1031 exchange it to another property or DST, or in some cases sell it and pay the small capital gains tax (if any) to have less headache. 3) Underwriting the deal incorrectly (factors: local appreciation, rate of rental increase, economic growth, gentrification of area) and being overly optimistic (a renovated 100 year old home is still going to have problems).

Hi Alex,Thanks for the mention.Unfortunately, investors sometimes expect providers to subsidize all loss of income incurred on a property which isn't feasible.We do our best to minimize costs and in many instances "eat a cost" that we shouldn't.Can't control "acts of God" or the weather/other people lolAs we all should know, there are ups and down's with real estate investing.Business is easy and people make it difficult as the saying goes.Our PM never just throws "a body" into a property just to call it "tenanted"Why?
