Looking on paper, and compared to Austin, there are some what appears to be screaming deals on multi-family and even  SFH in the Killeen area.  

Renting to a tenant - do stainght screaming and credit check, call past landlords and current employer( to make sure the job will last at least 2years)....

That being said, Truckee is AWESOME and always in demand for Bay Area and Sacramento visitors.
