What I don’t like is the use of the following sales/marketing tools used1-  overly complicated product designed so that consumer would need a graduate degree in finance to do proper evaluation2- incomplete and bias analysis of product by sales person3 - sales person disguising themselves as financial advisor4- creating a catchy name for an insurance product that has nothing to do with what the product does or how it worksI’m always amused by the almost violent reaction proponents of these products exhibit when someone questions, or sheds light on the value of the product or on the ethics of the industry.

We are in violent agreement, though you seem to be more conflicted than I am about it ... you should try to resolve that, it is not healthy to live life with that level of cognitive dissonance.The way I protect myself from a downturn is literally described in detail in numerous posts on this very thread and in my original response to you, it is a combination of equity AND cash flow AND reserves, all of which are created by appreciation.

You are generally safe disqualifying for convictions for crimes against property or violent crimes.Of course you cannot discriminate against children, but you can check local square footage requirements to prevent an unacceptable number of occupants of any age.

Whenever a first-time homebuyer asks what "escrow" is, I lead with a joke about how if drug and gun dealers used escrow officers for their transactions, they'd be involved in a lot less violent crime.

We also state that anyone with a violent criminal background will be rejected.

The city does have a considerable amount of violent crime in some areas, but in this area it has amounted to a couple of car break-ins for tenants that park on the street.

One stat said 1/31 people are victims of violent crimes in the area.
