@Natalie Kolodij  mcmansionish started in the mid 80's were I lived in Palo Alto.. city council came out with an ordinance that protected neighbors vis a vi height and light restrictions. we have that here in Lake Oswego as well.. its a formula.but all the cities these days are facing the exact same thing.. old homes that many are past functional use.. and are obsolete in prime locations being replaced by modern arch designs.

your client should check with his CPA first.. when you create lots you create inventory when you have inventory you change to ordinary income tax's  .... by the time you pay the heaiver tax burden it many times becomes better to sell it to a developer and your client do a 1031 into an income producing property.. .it that all works vis a vi equity position and tax planning and of course his or her desires.

Same with any sales agents posting any OHIO properties on their websites that are marketed nationally those folks need licenses as well.Its the reason Auction companies need to partner with a RE broker when they do business in each state.. they do it legally they are auctioning off properties they don't own.This is a good thing in my mind it cleans up the industry brings some professionalism to it and at the end of the day the public will be in a better position vis a vi shady and funky deals by those that should not be in the business in the first place.

Vi... do the math for your area...From a bank's point of view, NOI is 75% of GOI - PITI.To figure out what your home is worth to them, understand what sort of CAP rate they will price your property at.
