I guess when something has become second nature, it's easy to forget how valuable it is!

It seems like you have only looked for reasons why it isn't valuable.

(You give people a chance to buy a MF with 5% down and then you crush them with the rate...)Living in your own investment will be a valuable experience as your management is right there, and addressing issues is not as time consuming.

This would allow you to gain valuable experience as a landlord while also benefiting from lower downpayment options.

Complicated rooflines, modern details that require a bunch of steel framing, excessively large great rooms, spa-like bathrooms, etc would push you into the $1,000-2,000 range.
