I've been taken advantage of financially of, 2 properties broken into, etc - being 2000 miles away is a huge negative. 

@James McGovern, while I don't necessarily agree with your language, I certainly understand where you are coming from.If you truly want to exploit them, then continually report code violations: long grass, broken windows, broken down cars parked on property, anything that will keep racking up the nuisance issues of the property that the landlord not only has to handle with effort but also with money...But, assuming you don't want to go to that level, find the owner and reach out.

The house does not need much to have it rentable but does need serious upgrades to be a top property in the area.

They have all rented out quickly (less than 2 weeks) but I make sure to "upgrade" them more than what other local landlords do and offer market rent.

@John BertolonIf your goal is to have tenants move out so you can do renovations I'd hold off on doing upgrades unless they lead to higher rents.However, if you want to keep the tenants and the repairs are inexpensive and beneficial long-term, it’s worth doing because vacancies will cost you more.Replacing items like appliances can be costly, so if they're working well, I wouldn't address those kinds of requests.

we did but you can count on them getting broken and needing replacement pretty much every tenant turnover especially if its section 8 and bunch of kiddos
